Case Study: Woodmill & St Columba's RC High School
As part of the landmark £220m Dunfermline Learning Campus, Procladd were proud to deliver the full roofing package for the all-new £122m dual secondary school facility, home to both St Columba’s RC High School and Woodmill High School. Designed by AHR Architects and built by BAM Construction for Fife Council, the 26,666m² development is constructed to rigorous Passivhaus standards, making it the largest Passivhaus education building in the UK and one of the largest in Europe.
Situated beside the new Fife College—Scotland's first net‑zero tertiary education facility—this pioneering campus sets a new benchmark for sustainable public-sector construction.
Our Scope: Delivering a High-Performance, Passivhaus-Certified Roofing System
Procladd were responsible for delivering a comprehensive £4.7m roofing and cladding package, including:
- 10,200m² of Bituminous Hot Applied Liquid Waterproofing using a Bauder system
- 3,000m² of Euroclad Vieo profile system across selected elevations
The scale and technical complexity of the roofing design were driven by stringent Passivhaus accreditation requirements—demanding exceptional insulation performance, airtightness, and precise construction tolerances across every junction and interface.
Meeting Passivhaus Standards: Precision, Performance & Zero Tolerance
To meet the building’s ambitious environmental targets, our roofing installation had to support a structure capable of maintaining a near‑constant internal temperature year-round, requiring minimal heating and cooling.
Key technical challenges included:
Complex Movement Joint Detailing
The building design required extensive vertical, horizontal, and lateral movement joints.
Our design team developed bespoke junction solutions for each roof, ensuring:
- Target U‑values were achieved
- All cold bridging was eliminated
- Airtight membranes could flex and move as required
- Curved, two-way, and three-way junctions performed under movement
No two roofs were the same—each of the 10,200m² of roof area required individually developed details.
Precision-Cut Insulation & Zero Gaps
To achieve the airtightness demanded by Passivhaus:
- Every insulation load was laser-cut to exact specification
- Our installers worked to zero tolerance in gaps
- Frequent inspections were carried out with the architect, main contractor, Bauder, and WARM (Passivhaus accreditors)
This meticulous process ensured absolute consistency in installation quality, helping the project meet the rigorous Passivhaus criteria.
Phased Delivery Across a Large and Complex Site
Due to the sheer size of the campus, the roofing works were divided into six major phases, plus a separate phase for the sports block.
Across the project we carried out 90 crane lifts, using a combination of 40–70 tonne cranes and 4, 5, and 6 axle mobile self‑erecting tower cranes.
Supporting a Forward-Thinking, Environmentally Conscious Build
The roofing package played a vital role in the project’s sustainable design, which sits alongside the development of Scotland’s first Net Zero Public Sector Buildings Standard pathfinder project at the adjacent Fife College.
Our contribution helped create:
- A highly insulated, airtight building envelope
- A reduction in operational carbon
- A secure platform for long-term energy efficiency
- Durable roofing performance designed for future generations
