Case Study: Fife Interchange Business Units

The Fife Interchange Business Units form part of Fife Council’s ambitious Industrial Innovation Investment (i3) Programme, which aims to address the region’s shortage of high‑quality commercial accommodation while supporting the needs of local SMEs. Procladd were appointed to deliver the full £1.7m roofing and cladding package, creating a durable and visually cohesive external envelope aligned with the expectations of a high‑quality business park.

Our Scope: A £1.7m Roofing & Wall Cladding Package

Procladd delivered a comprehensive envelope solution, including:

  • 3,000m² Euroclad 75/400 standing seam roofing installed on Tata D153 structural decking
  • 500m² Euroclad Vieo 25/454 standing seam wall cladding
  • Sika Trocal canopy roofing and Equitone façade panels
  • 24 Velux rooflights integrated into the structural deck
  • Full system build‑ups incorporating insulation, vapour control layers, fire barriers and specialist bracket systems

This package created a high‑performance, coordinated façade and roof system tailored for durability, energy efficiency and modern industrial aesthetics.

Delivering Complex Standing Seam Roof & Wall Systems

The project included two distinct buildings, each featuring unique roof configurations:

  • A saw‑tooth split‑level roof with integrated rooflights
  • A sloped flat roof designed to accommodate both Velux rooflights and PV panels

These required precise detailing where standing seam sheets interfaced with the structural deck, parapets and clerestory sections. A late design change introduced a new parapet wall, requiring on‑site redesign of bespoke cappings to suit the revised layout and client budget.

The team also navigated programme delays caused by other trades, adapting sequencing and materials to maintain progress while protecting quality.

High‑Quality Workmanship Across Roofs, Walls & Canopies

The installation required a flexible, detail‑driven approach:

  • Roof installation was prioritised to make the units weather‑tight early
  • Experienced installers delivered the standing seam systems, supported by periodic manufacturer inspections for warranty sign‑off
  • Each canopy—varying in size—was redesigned and site‑sized individually
  • Velux rooflight openings were formed with bespoke flashings and later inspected and certified by the Velux Technical Manager

Throughout the programme, progress was monitored through detailed photographic reporting, ensuring complete transparency for the client.

Efficient Project Management & On‑Site Roll Forming

One of the most beneficial strategies was the use of on‑site roll forming, which enabled Euroclad’s mobile machine to produce 25‑metre‑long sheets precisely to size. This approach reduced waste, improved aesthetic consistency and accelerated installation. Ample laydown space, combined with coordinated access via scissor lifts, cherry pickers and forklifts, ensured smooth material handling and safe progress despite weather setbacks.

Health, Safety & Environmental Responsibility

Health, safety and environmental management were central to delivery. With the site directly adjacent to the M90 motorway, strict control measures were implemented, including tie‑downs for all materials during high winds. Full traditional scaffold and handrails ensured safe access, with operatives signing into specific roof zones daily. Environmental considerations included waste segregation, recycling of pallets, and roof design features that maximise natural daylight and PV energy generation.
